TRIM Notice – Lee County Real Estate
You may have received your Lee County TRIM notice of Proposed Property taxes. Lee County taxes are up 4%. See below for each city’s breakdown for the last two years.
Here is a simplified Q & A of the Property Tax process.
Q. How will property taxes be determined for 2019?
A. The property appraiser evaluates 2018 sales – places a market value on each.
Q. Do you have Real Property Discounts?
A. Got Homestead tax exemption? Have Tax Cap? (Save our homes)

Q. Are you unhappy with your taxes?
A. If yes, two things you can do.
1.) Go to property tax Court? Attend any of 6 hearings to get tax rates down
2.) Call 533-6100 and complain that your market value assessment is too high.

Q. Is there a Deadline to Act?
A. Yes, deadline is before September 6
If you homestead, any assessed value is increase capped at 1.9%. Over the years the assessed value can lag behind market value giving you a nice savings!
Q. Can I move into a bigger or smaller home and bring along my tax savings?
A. Yes, those taxes are portable if you move!
Actual Example: Andrew and Anna are in a home that most of the space they sadly don’t use anymore…the kids are gone. Over the years they have built up a nice savings using the Real Property Discounts (Save our Home benefit). The market value is $454,631. Having the Homestead Coupon the value has been capped (no more than 1.9%/yr) to $322,239. Doing some quick math… Andrew and Anna can take their 29% savings and apply it to another property!

We have found that market value inquiry’s have a good chance of getting a reduction. The property tax office is open to negotiations. They do not want an argument and legal action.
